California teachers have access to specialized mortgage programs that most loan officers don’t even know exist. If you’re an educator buying in California, here’s what you’re entitled to.

Teacher-Specific Mortgage Programs

CalHFA School Teacher and Employee Assistance Program (School Program): Extra down payment assistance for teachers, administrators, classified employees, and staff at California K-12 schools. Provides a deferred-payment, zero-interest loan up to 4% of the purchase price for use toward down payment and closing costs. Must be combined with a CalHFA first mortgage.

Teacher Next Door (Good Neighbor Next Door): HUD’s program for teachers in designated revitalization areas. Properties are HUD-owned foreclosures offered at 50% of list price — but inventory is limited and Bay Area availability is rare.

GSFA Platinum: Up to 5% grant (no repayment) for teachers and other public employees meeting income guidelines. Paired with an FHA or conventional first mortgage.

Standard Programs Teachers Use

  • Conventional: 3–20% down; ideal for teachers with 740+ credit and stable base salary
  • FHA: 3.5% down; good for credit scores 580–719
  • VA: Zero down for veteran teachers
  • CalHFA first + second: Combined program for income-limited buyers needing down payment help

Income Documentation for Teachers

Full-time district employees on standard contracts qualify easily — W-2s, 30 days pay stubs, 2 years tax returns. Summer income gaps don’t matter if you’re on a 12-month salary schedule. Substitute teachers and part-time educators face more scrutiny — you’ll typically need 2 years of W-2 history showing consistent income.

Income Limits

Many teacher-assistance programs have income limits. Marin County’s median teacher salary is around $80,000–$110,000 for mid-career educators. CalHFA limits for Marin County run ~$177,000 for a 2-person household — most classroom teachers qualify comfortably.
