Reverse Mortgage for Manufactured Homes in California: Can You Qualify?
California has hundreds of thousands of manufactured and mobile homes — many owned by seniors who have built significant equity. The good news: reverse mortgages are available on manufactured homes, but there are specific requirements you need to meet.
HECM Requirements for Manufactured Homes
HUD allows HECM reverse mortgages on manufactured homes that meet all of the following requirements:
- Built on or after June 15, 1976 — homes built before that date do not qualify (this is the federal HUD construction and safety standards date)
- Single-family residence — must be a one-unit dwelling
- Permanent foundation — must be on a permanent foundation per HUD guidelines (HUD 4930.3G or equivalent engineer certification)
- Titled as real property — the home must be deeded as real property (real estate), not as personal property (vehicle title/DMV). If the home is still titled as personal property, it must be converted.
- Your primary residence — you must live in it as your main home
- FHA certification — must have the HUD certification label (red label) on the exterior
The Title Conversion Requirement
Many California manufactured homeowners are surprised to learn their home is still titled as personal property through the DMV — especially if they purchased it before being converted to real estate. To qualify for a HECM, the home must be:
- Deeded as real property with the county recorder
- The DMV title surrendered (Affidavit of Conversion)
- Land must be owned (not leased) — or lease must meet specific HUD requirements
What About Leased Land Mobile Homes?
If your manufactured home sits on leased land (like in a mobile home park), HECM qualification is very difficult. The lease must have at least the same term as the expected life of the loan, and park approval may be required. These situations require case-by-case review.
Jumbo Reverse Mortgage for Manufactured Homes
Some proprietary jumbo reverse mortgage lenders have more flexible manufactured home guidelines. If your California manufactured home is high-value but doesn’t meet all HECM requirements, a jumbo option may still be available.
