The city is divided geographically by the San Andreas fault zone, which means roughly the northern half sits on a different foundation than the southern half — and lenders and appraisers will look at this when evaluating properties. The Mission Lakes area on the north side is a distinct community with its own HOA and country club. South of the fault, the older grid neighborhoods are where most of the entry-level inventory is.
One important note: some areas on the edges of Desert Hot Springs border Agua Caliente tribal land. If a property you’re considering shows tribal land in its vicinity, confirm the fee simple status of the specific parcel before proceeding with financing.
