GSFA Platinum Key Details

  • Assistance amount: Up to 6% of the loan amount (not purchase price)
  • Type: True grant — no repayment, no second lien on the property
  • Income limits: Up to approximately $180,000–$220,000 depending on county and household size (higher than CalHFA)
  • First-time buyer required: No! GSFA Platinum does not require first-time homebuyer status
  • Loan types: FHA, VA, USDA, and some conventional programs

How Much Does GSFA Platinum Provide?

On a $700,000 purchase with a $665,000 loan (5% down): 6% grant = $39,900. That can cover your 5% down payment plus closing costs — leaving you with significant cash still in hand at closing.

GSFA Platinum vs CalHFA MyHome

  • GSFA Platinum: True grant (no repayment), no first-time buyer requirement, higher income limits, but interest rate on first mortgage may be slightly higher
  • CalHFA MyHome: Deferred loan (repaid at sale/refi), first-time buyer required, lower income limits, first mortgage rate may be more competitive
