Bridge loans in OC are therefore usually jumbo bridge loans, and the lender selection matters: not every bridge lender is comfortable at $3M+, and rates and terms vary significantly across the wholesale market.

I advance your departing home’s equity (typically up to 75–80% of value minus existing mortgage) as short-term bridge capital. You use it as the down payment on your new OC home, carry both properties for 6–12 months while your current home sells, and pay off the bridge at closing. The total interest cost at bridge rates over a 6-month period is real but typically less than the cost of selling under time pressure or missing the property entirely.

  • Standard OC Bridge — interest-only, 6–12 month term. Works for most Irvine, Mission Viejo, and inland OC move-up buyers.
  • Coastal OC Jumbo Bridge — for Newport Beach, Laguna Beach, Dana Point, and Huntington Beach oceanfront transactions where both departure and acquisition are over $2M.
  • Cross-Collateral Bridge — lender secures both properties. Can allow higher LTV for buyers with moderate equity in the departing home.
  • Buy Before You Sell Programs — predictable cost structure, streamlined process, good for buyers who prefer certainty over the bridge period.

At $1.6M value with a 75% advance rate, gross bridge capacity is $1.2M. Subtract your $450K existing mortgage and you have approximately $750K in available bridge proceeds. That’s a substantial down payment — enough to make a strong non-contingent offer on most OC properties up to $3M+ with a 25% down. The exact amount depends on the specific lender’s advance rate and their appraisal of your departing property. What if the sale of my OC home falls through during the bridge period?

Bridge loans have defined terms — typically 6–12 months — and if your home doesn’t sell within that period, you’re looking at either an extension (most lenders offer these at additional cost) or refinancing the bridge into a longer-term loan. If a specific sale falls out of escrow, you list again. Orange County’s market is strong enough that well-priced properties don’t stay unsold for long. Before we close your bridge, I’ll make sure you’ve thought through your backup plan — including what happens if you need to carry the bridge for a full 12 months — and that the carrying cost is manageable for you in that scenario.

Can I get a bridge loan to buy in Newport Beach while selling in Irvine?

Yes — this is a very common OC move-up scenario and exactly what bridge financing is designed for. Irvine properties in the $1.3M–$2M range have strong equity positions for most owners who bought more than a few years ago. Newport Beach properties typically run $2.5M–$8M+. A bridge lets you access your Irvine equity immediately for the Newport purchase while your Irvine home lists and sells. I’ve done this exact transaction type multiple times.
