CalHFA School Teacher and Employee Assistance Program

This is CalHFA’s program built specifically for education employees. It provides a deferred junior loan of up to $10,000 to cover down payment or closing costs. No monthly payment — it’s repaid when you sell, refinance, or pay off your first mortgage.

Who qualifies: K-12 public school teachers, administrators, counselors, librarians, and classified employees (paraeducators, office staff, custodians) working at a California public school.

Important nuance: The home does not have to be in your school district — it just has to be in California. A teacher who works in Oakland can use this program to buy in Concord or Brentwood.

Can be stacked with: CalHFA MyHome Assistance and CalHFA first mortgage (conventional or FHA). On a $650,000 home, stacking the School Teacher program ($10,000) with MyHome (3.5% = $22,750) provides $32,750 in down payment and closing cost help.

CalHFA MyHome and Dream For All

Teachers who are first-time buyers also qualify for CalHFA’s general programs. MyHome provides up to 3.5% of the purchase price as a deferred loan. Combined with the School Teacher program, a teacher buying a $700,000 home could receive up to $34,500 in total CalHFA assistance.

Dream For All provides up to 20% of the purchase price (capped at $150,000) through a lottery. If selected, the Dream For All amount replaces MyHome — you use Dream For All for the down payment and the teacher program for closing costs. Learn more about Dream For All.

HUD Good Neighbor Next Door Program

This federal program provides a 50% discount on the list price of HUD-owned homes. If a HUD home is listed at $400,000, a qualifying teacher can buy it for $200,000.

Requirements: You must be a full-time teacher (K-12) at a Title I-eligible public school in a HUD Revitalization Area. You must commit to living in the home as your primary residence for 36 months. The home must be a HUD-owned single-family property listed on the GNND program page.
