California teachers face one of the toughest homebuying challenges in the country — solid job security but salaries that often lag what it actually costs to own in LA, the Bay Area, or San Diego. I’ve been helping teachers and educators qualify for homes across California since 2007. The good news: there are programs specifically built for you, and DiVita Home Finance offers reduced lender fees for teachers as our way of giving back to the people who serve our communities. I’m Michael DiVita — DRE #01818285 | NMLS #323700. Call me at (800) 239-1103 — let’s look at what you actually qualify for.

🏅 First Responder Benefit: DiVita Home Finance offers a complimentary appraisal — a $500–$700 value — for active and retired first responders as our thank-you for your service. Mention your profession when you call.

The Best Programs for California Teachers

HUD Good Neighbor Next Door — The Most Powerful Benefit Available

Teachers who work in elementary, middle, or high schools are one of the four eligible professions for HUD’s Good Neighbor Next Door program — which offers a 50% discount off the list price of select HUD-owned homes in revitalization areas. Requirements:

  • You must be a full-time teacher in a state-accredited public or private school serving students in pre-K through grade 12
  • The school where you teach must serve students from the same revitalization area where the home is located
  • You must commit to living in the home as your primary residence for at least 36 months

A 50% discount is extraordinary — on a $400,000 HUD home, that’s a $200,000 purchase price. Inventory is limited and changes constantly. Call us to discuss what’s currently available in your county.

CalHERO Mortgage

The CalHERO program provides real estate transaction savings for teachers when buying, selling, or refinancing. The savings come through the CalHERO network of participating real estate agents and lenders. Ask about current CalHERO availability when you call.

CalHFA Programs

The California Housing Finance Agency (CalHFA) offers down payment assistance programs that work particularly well for first-time homebuyers — a category many teachers fall into. CalHFA DPA can be paired with conventional or FHA financing to dramatically reduce upfront costs.

FHA Loans

FHA is a strong option for teachers who have solid income but limited down payment savings. With just 3.5% down and a 580+ credit score, FHA opens doors that conventional financing would require 5–20% down to access.

Teacher Salary and Loan Qualification

Many teachers wonder whether their salary qualifies for a meaningful loan amount in California’s expensive markets. The answer depends on district, step/column position, and any supplemental income (tutoring, summer school, union stipends). We can also count a spouse or co-borrower’s income. Schedule a consultation and I’ll run real numbers for your situation — no obligation.

Frequently Asked Questions

I teach in LAUSD. Am I likely to qualify for Good Neighbor Next Door?

LAUSD teachers may qualify if: you are full-time, your school serves students in a HUD-designated revitalization area, and a qualifying HUD home is available in that area. LA County has active GNND inventory. The school-to-revitalization-area matching requirement is the most common complexity — call us and we’ll walk through the specifics for your school and district.

Can a teacher and a spouse both have income counted for qualification?

Yes — absolutely. Both incomes are combined in qualifying, which often makes a significant difference in how much home you can afford. We can also count part-time tutoring income, summer school pay, and union stipends as long as it’s documented and likely to continue.

Do teachers qualify for VA loans if they’re also veterans?

Yes — if you served in the military and are now teaching, you can absolutely use your VA benefit. VA loans offer zero down payment and no PMI, making them the best financing available for any eligible borrower. You could even combine VA financing with the Good Neighbor Next Door discount if you qualify for both programs. Call to discuss your specific situation.
