DSCR Loans for Short-Term Rentals and Airbnbs in California

A short-term rental DSCR loan qualifies an Airbnb or VRBO property on its projected or actual rental income instead of your tax returns. For a purchase, lenders typically take an AirDNA or appraiser projection, count about 75–80% of it, and compare that to the monthly payment; most want the result to cover the payment (a DSCR around 1.0 or higher). No hosting experience is required with many lenders.

Short-term rentals often earn far more than a long-term lease in vacation markets, which is why they can qualify for a DSCR loan when long-term rent can’t. How Lenders Calculate Short-Term Rental Income

The haircut accounts for vacancy, platform and cleaning fees and seasonality. If you already operate the property and outperform the market, actual history can qualify you for more than a projection.

What moves an AirDNA projection

  • Bedrooms, bathrooms and sleeping capacity
  • Amenities that guests pay for — pool, spa, views, game rooms, outdoor space
  • Location relative to the demand driver (slopes, lake, downtown, the festival grounds)
  • How long the market’s peak season lasts

Worked Example

Mountain cabin, $850,000 purchase, 25% down, 30-year fixed at 7.25% (illustrative):

If the projection were $84,000 instead, qualifying income drops to $5,250 and the DSCR to about 0.98 — the same house now needs more down, a lower rate or a sub-1.0 program. Always run a conservative case.

Check the Rules Before You Buy

A lender’s income projection is worthless if you can’t get or keep a permit. California rules are set city by city and county by county, and they change often. Examples:

  • San Francisco and Los Angeles: home-sharing is limited to the host’s primary residence, with annual caps on unhosted nights (90 in San Francisco, 120 in Los Angeles). Investor-owned whole-home STRs generally aren’t allowed.
  • Santa Monica and many coastal cities: tightly restricted; unhosted vacation rentals are largely prohibited.
  • Palm Springs: investor-owned vacation rentals are allowed with a city certificate, but the city stops issuing new certificates once rentals reach 20% of homes in a neighborhood, limits the number of rental contracts per year, and certificates generally don’t transfer to a new owner. Much of the city also sits on Agua Caliente tribal leased land, which affects financing — see Palm Springs leased-land mortgages.
  • Lake Tahoe: rules differ between the City of South Lake Tahoe, El Dorado County, Placer County and Truckee, and several use caps or waitlists. A property with a valid permit you can actually keep is worth a lot — confirm transferability before you close.
  • Big Bear, Joshua Tree (San Bernardino County), Sonoma, Napa: permits, inspections and transient occupancy tax registration are required, and some areas limit new permits or restrict rentals by zone.

Also check HOA rules — many mountain and resort HOAs restrict or ban short-term rentals — and budget for transient occupancy tax, which is collected from guests and remitted to the city or county.

California Market Notes

  • Palm Springs and the Coachella Valley: long winter peak season plus spring festivals (Coachella and Stagecoach). Pools and mid-century design command premiums. Neighborhood caps and contract limits are the key constraints. See Coachella Valley mortgages.
  • Big Bear Lake: drive-to market for Southern California with winter ski and summer lake demand. Lower entry prices than Tahoe, but DSCR is often near 1.0 at 25% down, so conservative projections matter.
  • Lake Tahoe and Truckee: high revenue potential and high prices; the permit question comes first.
  • Joshua Tree and the high desert: strong weekend demand from Los Angeles; unique properties do best.
  • Sonoma and Napa: premium nightly rates, but permits are limited in many areas.
  • Mammoth Lakes, Santa Barbara and coastal towns: strong demand but often tighter regulation.

A good fallback: check whether the property would still cover most of its payment as a long-term rental. If rules change, that’s your exit.

Conventional option: Fannie Mae added a short-term rental income policy in 2026 (required for applications on or after December 1, 2026) with specific documentation and conservative treatment. If you have strong documented income, it’s worth comparing.

Can I use a DSCR loan for an Airbnb property in California?

Yes. Many DSCR lenders qualify short-term rentals on AirDNA projections, an appraiser’s short-term rental analysis or 12 months of actual Airbnb/VRBO income instead of your tax returns. The property has to be legally rentable short-term where it’s located.

Do I need prior hosting experience?

Not with many lenders. First-time hosts can qualify using projected income for the property, though some programs require more reserves, stronger credit or a professional property manager for inexperienced owners.

What haircut do lenders apply to AirDNA projections?

Most lenders count roughly 75–80% of the projected gross revenue to allow for vacancy, fees and seasonality. For example, a $96,000 annual projection at 75% becomes $6,000 a month of qualifying income.

What if my short-term rental DSCR comes out below 1.0?

You can put more down, buy down the rate, choose an interest-only option or use a sub-1.0 or no-ratio program, which typically needs a larger down payment and stronger credit. It’s also a signal to double-check that the projection is realistic.

Can I finance an Airbnb condo?

Yes, but many resort condos are non-warrantable or operate like condotels, which requires specialty financing. The HOA must also allow short-term rentals, so check the CC&Rs before you make an offer.

Are Palm Springs vacation rentals still allowed?

Yes, with a city vacation rental certificate, but new certificates stop in neighborhoods where rentals reach 20% of homes, the city limits the number of rental contracts per year, and certificates generally don’t transfer when a home is sold. Confirm the property’s status with the city before you buy.
