  •  A mortgage banker works for a specific bank.  He offers the products from that bank’s portfolio only.
  •  A mortgage broker is independent and affiliated with many lending institutions including large national, regional, small boutique banks and credit unions.

Having been turned down by a bank does not necessarily mean you cannot get financing in the broader market.   Sometimes small banks relax requirements in an effort to enlarge their portfolios.

Rates vary, too.  You may find lower rates with either the mortgage banker or broker.

A home loan is a large obligation.  Choose a mortgage banker or broker who explains each step of the loan process clearly until you are confident you understand it.
